The application was unanimously approved by the Peak District National Park Authority’s Planning Committee due to extensive collaboration, engagement and negotiations with the authority, residents and members.
Heritage considerations and impacts had been the core focus in the design and approach for the site. The proposal forms part of the Bakewell Conservation Area, which provides a wider heritage context and setting including surrounding Listed Buildings and highly tranquil landscape setting.
Robust identification and mitigation were required to demonstrate the overall benefits of delivering the scheme, outweighed the harm of the heritage assets. The main constraint being the setting of the Grade II Listed Building, Newholme Hospital immediately adjacent to the site.
A comprehensive and accessible public consultation was also prepared to ensure the local residents had their say on the scheme, which will serve the local community and also clarify any questions they had.

Overall, due to the tenacity of the project team, we were able to receive planning approval within the statutory timeframe and development is due to commence to deliver this much needed health service for the Bakewell community.
